Located in the heart of Market Place, St Albans, this character property required a thoughtful programme of repair and refurbishment works to restore its original charm and improve its long‑term condition. Our team delivered a complete package of external and internal works, combining traditional craftsmanship with modern standards of finish.
Brickwork Repairs & Repointing
We began with essential repairs to the rear gable end wall, where several bricks had deteriorated beyond repair. These were carefully removed and replaced on a like‑for‑like basis using reclaimed imperial red brindle bricks, ensuring the new work blended seamlessly with the existing façade.
All existing cement pointing was removed by hand and repointed using a traditional lime‑mortar mix. This method improves breathability and is far more suitable for heritage buildings than modern cement‑based mortars.
Sash Window Refurbishment
The property’s timber sash windows required more extensive repairs than originally anticipated. Two windowsills were replaced entirely, while other decayed sections were cut out and renewed using spliced‑in timber repairs or resin/wood filler, depending on the condition of each component. This approach allowed us to retain as much original material as possible while restoring full functionality and improving longevity.
Internal Plastering & Decorations
Inside the property, damaged plasterwork was removed and replaced with new plasterboard and fresh plaster. Once prepared, the area was finished with heritage‑grade paint, providing a clean, durable finish that complemented the character of the building.
